Unlike a resale home, where you typically pay a lump sum deposit and the balance at closing, pre-construction purchases are usually structured as a series of smaller deposits spread out over the construction timeline often at signing, then again at set intervals (30, 60, 90, or 120 days, and sometimes tied to construction milestones like occupancy).

This staged structure is one of the appeals of pre-construction: rather than financing the full purchase price upfront, your capital is committed gradually, which can make a higher-value property more accessible than buying the equivalent resale home outright. Every project structures this differently, so the specific deposit schedule, amounts, and any deposit insurance or protections should always be reviewed carefully in the agreement of purchase and sale.
